Howard County's 55+ communities include condominiums, villas and townhomes as well as detached single-family homes. Some are newer communities, while others are established neighborhoods where homes are available primarily through resale.
Bethany Glen 55+ — Ellicott City
Bethany Glen is one of Howard County's newer 55+ communities. It offers new-construction homes designed with main-level living in mind, including plans with a first-floor primary suite.
The community includes amenities and gathering spaces and may be worth exploring for someone who wants a newer home, modern design and an active-adult setting while remaining in the Ellicott City area.
Eden Brook — Columbia
Eden Brook is a small 55+ community in Columbia with approximately 24 attached homes.
Its smaller size offers a very different feel from some of Howard County's larger active-adult communities. Homes are generally available through resale rather than new construction.
Hickory Crest — Columbia
Hickory Crest is an established 55+ community in Columbia with approximately 88 attached homes.
It may appeal to someone who wants an age-restricted neighborhood and a lower-maintenance home while staying close to the familiar conveniences and amenities of Columbia.
Scot's Glen — Columbia
Scot's Glen is a 55+ community with approximately 73 residences, including attached and detached homes.
The mixture of housing styles makes it an option for people who like the idea of active-adult living but don't necessarily want condominium living.
Snowden Overlook — Columbia
Snowden Overlook is one of Howard County's larger and better-known 55+ communities, with approximately 350 residences.
This gated community includes attached homes and condominiums along with a clubhouse and community amenities. It may appeal to someone who wants an established active-adult community with opportunities for activities and social connection while remaining in Columbia.
Ellicott's Retreat — Ellicott City
Ellicott's Retreat is an established 55+ condominium community in Ellicott City with approximately 160 residences.
Condominium living can be attractive to homeowners who are ready to give up much of the exterior maintenance that comes with a single-family home but still want to own their residence.
Enclave at Ellicott Hills — Ellicott City
The Enclave at Ellicott Hills is a large 55+ community with approximately 280 residences, including attached homes and condominiums.
It offers more than one style of housing along with shared community amenities, making it worth considering for people who want an established active-adult neighborhood with opportunities for social activities.
Enclave at Ellicott Station — Ellicott City
Enclave at Ellicott Station is a smaller 55+ community with approximately 69 attached homes.
For someone who wants an age-restricted neighborhood but prefers a smaller community rather than a large active-adult development, this may be an option to explore.
Gatherings at Ellicott Mills — Ellicott City
Gatherings at Ellicott Mills is a 55+ community with approximately 127 residences, including condominiums and attached homes.
The different housing styles make it worth exploring for someone who wants lower-maintenance homeownership in an established Ellicott City community.
Gatherings at Jefferson Place — Ellicott City

Village Crest at Taylor Village — Ellicott City

Fairway Overlook — Elkridge
Fairway Overlook is a small 55+ community with approximately 25 attached homes.

Gatherings at Lyndwood — Elkridge
Gatherings at Lyndwood is an established 55+ condominium community with approximately 216 residences.

Enclave at Hines Farm — Laurel
Enclave at Hines Farm is one of Howard County's newer 55+ communities in the Laurel area.

The Villas at Maple Lawn provide a 55+ housing option in Fulton.

Villas at Cattail Creek — Glenwood
Villas at Cattail Creek is an established 55+ community in Glenwood with approximately 93 residences, including attached and detached homes.
Its western Howard County location and mixture of housing styles give it a different character from the more densely developed communities in Columbia and Ellicott City.
Guilford Mews — Jessup
Guilford Mews is a small 55+ community of approximately 26 attached homes in Jessup.
It offers another smaller-scale option for people who prefer an age-restricted neighborhood without hundreds of residences.
The Courtyards at Waverly Woods — Marriottsville
The Courtyards at Waverly Woods is one of the larger active-adult communities in western Howard County.
Depending on the section, housing includes different styles of residences. This can provide choices for someone who likes the Waverly Woods area but hasn't yet decided exactly what style of home would work best.
The Courtyards at Waverly Woods East — Woodstock
The Courtyards at Waverly Woods East provides another 55+ option in Woodstock, including attached residences.
It may appeal to someone who wants lower-maintenance homeownership while remaining in western Howard County.
Waverly Woods West — Marriottsville Area
Waverly Woods West adds another age-restricted housing choice in the Waverly Woods area.
For someone who already lives in western Howard County and wants to remain nearby, the various Waverly Woods communities are worth comparing rather than assuming they're all the same.
Trotter's Retreat — Clarksville
Trotter's Retreat is a newer 55+ residential community in Clarksville.

What's Available Right Now?
Many of Howard County's 55+ communities are established neighborhoods rather than new developments. That means there may be no homes for sale in a particular community one week and several available another week.

What If You'd Rather Rent?
Selling your longtime home does not mean you have to buy another one.
For some people, renting is exactly what makes downsizing attractive. It can eliminate many of the responsibilities that come with homeownership while providing a smaller, easier-to-manage home.
Howard County has both market-rate and income-qualified senior apartment communities. Age requirements and financial qualifications vary, so current requirements should always be confirmed with the individual community.
Evergreens at Columbia Town Center — Columbia
Evergreens is a 55+ apartment community near Columbia Town Center.
It offers one- and two-bedroom apartments along with community amenities and resident activities. It may appeal to someone who wants an independent lifestyle and convenient Columbia location without owning another home.
Overlook at Monarch Mills — Columbia
The Monarch Mills development includes senior apartment housing in Columbia.
This is an option worth investigating when both renting and affordability are important considerations. Eligibility and current availability should be confirmed directly with the property.
Park View at Columbia — Columbia
Park View at Columbia provides apartment living designed for older adults.
It offers an alternative for someone who wants to remain in Columbia while leaving the responsibilities of homeownership behind. Age and income qualifications may apply.
Park View at Snowden River — Columbia
Park View at Snowden River is an affordable senior apartment community in Columbia.
It serves qualifying older households and can be an important option for someone who wants to remain in Columbia while keeping future housing expenses manageable.
Morningside Park — Jessup

Tiber Hudson — Ellicott City
Tiber Hudson is a 62+ senior apartment community near historic Ellicott City.
It provides another rental option for older adults who want independent living without purchasing another home.
Park View at Emerson — Laurel
Park View at Emerson provides senior apartment living in the Laurel area.
It may be worth considering for someone who wants to remain in the southern part of Howard County and prefers renting to owning.
Waverly Gardens — Woodstock

Brightview Columbia offers independent living along with assisted living and memory care.
For someone who is currently independent but wants amenities, services and the possibility of additional support in the future, this can be a very different alternative to purchasing another home.
HeartLands Senior Living Village — Ellicott City
HeartLands offers independent living along with assisted living.
This may appeal to someone who wants a more residential senior-living setting while eliminating many of the responsibilities associated with maintaining a private home.
Having additional support available may also be important to someone thinking beyond today's needs.
Lorien Harmony Hall — Columbia
Lorien Harmony Hall is part of a senior-living and care setting in Columbia.
It is one of the options families may want to investigate when services and possible future support needs are an important part of the decision.
Life Plan Communities
A Life Plan Community—formerly commonly called a Continuing Care Retirement Community or CCRC—is different from a traditional 55+ neighborhood.
These communities are designed to allow residents to begin in independent living while having access to additional levels of care if their needs change.
Entrance fees, monthly fees and financial or health qualifications may apply.
Lutheran Village at Miller's Grant — Ellicott City
Miller's Grant is a Life Plan Community in Ellicott City.
Independent-living choices include apartments and homes, with additional care and health services available on the campus.
For someone thinking not only about the next five years but also about where they might want to remain as their needs change, the Life Plan model can be worth exploring.
Residences at Vantage Point — Columbia
Residences at Vantage Point is a Life Plan Community in Columbia.
It offers independent living along with additional levels of care on the campus.
Its Columbia location may be particularly attractive to longtime area residents who want to remain close to familiar doctors, friends, activities and community connections while also planning for possible future care needs.
When More Support Is Needed
Sometimes the decision to sell a longtime home happens because living independently has become difficult or unsafe.
Assisted living provides housing along with help with activities of daily living. Depending on the community and an individual's needs, services may include meals, personal care, medication assistance and supervision.
Howard County has numerous licensed assisted-living communities and homes, ranging from smaller residential settings to larger senior-living campuses.
Larger Howard County options offering assisted living and, in some cases, memory support include communities such as:

There are also smaller licensed assisted-living homes throughout Howard County.
Because services, staffing, licensing, costs and levels of care can vary significantly, assisted living should be evaluated differently from independent senior housing.
Families should verify current licensing and inspection information and speak directly with prospective communities about the level of care they can provide.
Maryland Access Point of Howard County can also be a valuable starting place for families who aren't sure which level of care or type of housing they should be considering.
Coming Soon & Future Senior Housing in Howard County
Howard County's senior housing choices continue to grow.
If you're thinking about moving in the next few years rather than immediately, there are also future developments worth knowing about.
Oxford Hills — Clarksville
Oxford Hills is a major new senior community being developed by Erickson Senior Living in Clarksville.
The community is planned for adults age 60 and older and is expected to eventually include a large number of independent-living residences along with additional senior-living and care options.
Construction is underway, but the community is not yet open.
For someone who loves Howard County and is planning several years ahead, Oxford Hills could become an important additional option.
Future 55+ Community — Lime Kiln Road, Fulton
Howard County approved plans in 2026 for a 63-unit age-restricted residential development at 12170 Lime Kiln Road in Fulton.
The approved project calls for 62 semi-detached homes and one detached home for adults age 55 and older.
Because the project is still in development, its eventual community name, construction schedule, pricing and sales information should be confirmed as development progresses.
Future Age-Restricted Community — Triadelphia Road, Ellicott City
Howard County also approved a 26-unit age-restricted development at 12668 Triadelphia Road in Ellicott City in 2026.
This is another future option worth watching for homeowners who aren't planning an immediate move but would like to remain in the Ellicott City area.
Proposed Age-Restricted Housing — Baltimore National Pike, Ellicott City
A 27-unit age-restricted housing development has also been proposed for 10611 Baltimore National Pike in Ellicott City.
Because projects can change as they move through approval and development, this is best considered a project to watch rather than a housing option currently available.
A New Possibility: 55+ Cottage Clusters
Howard County also changed its zoning regulations in 2026 to allow age-restricted cottage-cluster housing.
Cottage clusters are designed around groups of smaller detached homes and shared open space. This type of housing could eventually provide an interesting middle ground for older homeowners who don't want a condominium or apartment but also don't want another large house and yard.
Planning Ahead Can Give You More Choices
You don't have to wait until you're ready to move to start learning about these communities.
If you think a move might be two, three or even five years away, knowing what's available now—and what's being built—can help you make a much more informed decision about when to sell your current home.
How Do You Decide Which Type of Housing Is Right for You?
Start with the life you want—not simply the house.
Think about questions such as:
Do you want to own another home, or would you rather rent?
Would you prefer a condominium, villa, townhome, detached home or apartment?
Is one-level living important?
Do you want a first-floor primary bedroom?
Would you like someone else to handle exterior maintenance?
How much space do you really want?
Do you want a garage?
Are community activities and social opportunities important to you?
Would you like meals or housekeeping available?
How close do you want to be to your children, grandchildren, doctors, friends, shopping and activities?
Would you like to remain in the same part of Howard County?
Would you prefer a community where additional care is available if you need it later?
And what will each option mean for your monthly expenses and long-term finances?
There isn't one right answer for everyone.
