Why hire me? Do you have the time, experience, sources of information, and contacts to do the job yourself? Can you properly manage all the risk factors and protect yourself? Would you get the same contractual terms and price? These are a few of the areas where I will earn the commission that I am paid.

My insight in determining a pricing strategy for the property you wish to buy or sell can keep you from missing the opportunity to go under contract at the best price. Before I go live with a listing or put in an offer to purchase, I will carefully research with you the current area properties on the market. This does not cost you anything, but gives you the all-important peace of mind, knowing the price points are accurate. As a Buyer, you will be confident that you are not overpaying for your new home. As a Seller, you will be confident that you will not be overpricing your property, which would result in subsequent price reductions and a longer time to sell your property. We don’t want to miss a buyer because your home was incorrectly priced. I will frequently also visit the closest comparables to our subject property so that we can factor into our offer the price differences in upgrades and condition.

Marketing a home for sale is a multifaceted job. My sellers enjoy the benefits of a strong, viable Marketing Plan, enabling the most thorough and extensive marketing of their homes. I would be more than happy to discuss it with you at your convenience. I have found that regular and open communication is one of the most valuable aspects of the listing relationship between a seller and their agent; if good communication is important to you, we can work together well towards your home selling goal!

For buyers, I have many strategies to save you money in your transaction, and to ensure your home buying process moves as smoothly as possible. If you can put your offer to purchase in mid week, the negotiating momentum is on our side. The seller just came out of another weekend without an offer. My negotiating expertise will benefit you, not only towards getting your offer ratified, but throughout the transaction, right up to settlement. A home inspection is another good vehicle to protect you from the unknown, and I recommend you have one, once the contract is ratified. I have home inspectors I can recommend to you, should you want some names, and I can make the appointments for you as well, not only for all the appropriate inspections, but for settlement, and of course, the walk-throughs as well. I am very meticulous, and I will leave no stone unturned when searching for and obtaining the right home for my buyers.

For sellers, I bring unprecedented value to evaluating offers to purchase your home. Most transactions that fail to reach settlement do so because of problems with financing which was not discovered until it was too late. I will call the lender to determine how far along the buyers have gotten in the loan approval process, and how well they were qualified by their lender. In addition, if we have concerns about the buyer’s qualifications, we can have the buyers get loan pre-approval, doubly ensuring their viability, regardless of which lender they ultimately choose to use. After contract ratification, I will maintain contact with the lender and the buyer’s agent, ensuring adherence to the buyer’s time line for the financing commitment, in order to protect your interests, and stay on top of any issues that might arise. The earnest money deposit is little consolation if you have taken your property off the market, and you have made your plans based on the settlement date at hand.

I am a member of the NAR National Association of Realtors, HCAR Howard County Association of Realtors, 2011 Chair of the Legislative Committee, Past Treasurer of the Howard County Million Dollar Club, and I hold the professional designations CRS (which less than 3% of Realtors nationwide hold), ePro, SFR, and SRES. I am a member of the coveted CLHMS organization (Certified Luxury Home Marketing Specialist), and I was the Chapter President of the Maryland/DC CRS Chapter in 2013 and in 2014.
